Vietnam’s The One Destination secures investment for ESG-standard Haus Da Lat project

Vietnam’s ESG focused real estate developer, The One Destination, has announced a strategic investment partnership with Singapore’s Terne Holdings, a multi-sector investment group, and BTS Bernina Private Equity Fund, an Asia-focused regulated mutual fund. Through this agreement, the joint venture of BTS and Terne Holdings will acquire a 30% stake in The One Destination.

The One Destination is the developer behind the Haus Da Lat project, an ESG-compliant real estate development in Vietnam. Positioned near Da Lat’s iconic Xuan Huong Lake, the 5-hectare project represents a total investment of VND 1.700 billion (approx. USD 68 million). Designed by renowned Japanese architect Kengo Kuma, Haus Da Lat aims to set a new standard for sustainable real estate and position Vietnam on the global ESG map.

The project also underscores Da Lat’s unique appeal as an investment destination. Known for its temperate climate, scenic lakes, pine forests, waterfalls, and flower fields, Da Lat is often referred to as a “natural heritage.” BTS representatives shared their enthusiasm, noting, “We were captivated by Da Lat at first sight and are proud to be pioneering foreign investors here.”

The investment comes on the heels of recent infrastructure upgrades in the region. In June 2024, the Ministry of Transport approved the transformation of Lien Khuong Airport into an international hub, which is expected to accelerate economic growth and tourism in Da Lat and Lam Dong province. Visitor numbers are projected to reach 10 million by the end of 2024, including 550,000 international tourists.

ESG real estate, which integrates environmental, social, and governance factors, is emerging as a global trend. Vietnam’s growing economy, forecasted GDP growth of 6-7% annually, and an expanding middle class projected to reach 40% by 2030 make the country a promising market for sustainable real estate ventures. The One Destination’s Haus Da Lat project emphasises ESG principles in design, materials, and operations, creating long-term value for future generations.

Caroline Lee, Chairwoman of Terne Holdings, affirmed, “Together with The One Destination and BTS, we will create a heritage landmark for Da Lat, Vietnam. We are proud to be among the pioneering foreign investors working alongside Vietnam’s real estate developers to build and preserve Da Lat in the face of the city’s concrete overdevelopment”.

“The best is often saved for last, and Haus Da Lat will be Vietnam’s first ESG-standard landmark project, a heritage for Da Lat,” said a representative from The One Destination. Five leading international brands are also expected to join forces to create a new icon for Da Lat.
