M&G European Property Fund raises €500m in debut green bond issuance

Global investment manager M&G has announced the successful issuance of a €500 million debut green bond by its flagship €5.4 billion M&G European Property Fund.

The transaction attracted strong demand from international institutional investors, with peak order books exceeding €2.1 billion from more than 120 investors. Final pricing closed 2.8 times oversubscribed, allowing the fund to secure five-year financing terms at a margin of 100 basis points.

Proceeds from the issuance will support new acquisition pipelines, refinance existing assets, and fund eligible green projects across European commercial real estate. Currently, €2.4 billion of the fund’s asset portfolio meets the qualification criteria under its Green Finance Framework, which received an “Excellent” rating from Sustainable Fitch alongside an “A-” Issuer Default Rating from Fitch Ratings.

Key financial and operational highlights include:

  • Capital deployment: Supports the fund’s expansion following more than €1 billion in acquisitions completed across 11 transactions over the past 12 months, primarily in the logistics and living sectors.
  • Investment strategy: Operates as M&G’s flagship Continental European core diversified real estate platform, holding assets across 12 European markets in the office, logistics, retail, and residential sectors.
  • Market execution: The five-year debt issuance establishes a new long-term capital markets borrowing channel for the 20-year-old fund platform.
